How to Sell Your Home During the Summer

Summer is in full swing and people everywhere are out and about looking for their dream homes. If you are selling your home, it has been on the market for a while, and you’re afraid it won’t sell before fall, there are a few things you can check to make sure it is as appealing as possible. Below are five outstanding tips for making sure your home attracts qualified buyers ready to make an offer. 

Create a Summery Vibe

Attracting buyers during the summer months involves making your home look as appealing as possible, and the best way to do this is to create a summery atmosphere both inside and outside your home. Choose accent décor in bright colors, plant flowers with vibrant blooms, and make sure that you don’t leave your heavy drapes hanging in the windows; switch them out for some lovely curtains and sheers, instead. You should also think about bringing some of the outdoor blossoms inside to bring in some freshness. 

Have Your Home Inspected

Even though buyers will still likely hire their own inspector, it is worth your while to have a pre-listing inspection completed. This shows potential buyers that you have worked hard to make certain your home is ready for its new occupants, and because many sellers find it unnecessary and skip this step, it may just give you a slight advantage over the other listings in your local area. 

Check the Thermostat

Energy costs in July, August, and even September can skyrocket, and many families raise the temperatures on their thermostats to compensate for this. While you and your family may not mind a temperature of 76 or 78 during the hottest time of the year, potential buyers certainly will. The best temperature to keep your home during showings is anywhere from 72 to 74. While this may feel a bit too cold to you, the people who come to see your house won’t leave early because they’re too warm, and they will also have the reassuring knowledge that even in the dog days of summer, the home’s HVAC system can keep things nice and cool. 

Don’t Keep Rigid Showing Hours

One of the worst things a seller can do when it comes to showing their homes involves keeping showing hours that are very rigid and short. If you’re only showing your home on Thursdays from 3pm to 6pm, you may be alienating an entire crowd of people who work or participate in extracurricular activities during this time. Instead, try to keep a wide range of showing hours that includes weekdays and weekends, both in the morning and at night. This way, there’s a time that fits everyone’s schedule. Furthermore, consider private showings for those who ask. 

Create an Outdoor Living Space

People spend far more time outdoors during the summer months whether they are barbecuing with friends, swimming, or simply enjoying nature. If you want to make your home as appealing as possible, create an amazing outdoor living space that buyers can truly see themselves utilizing. An outdoor kitchen on a covered back patio is a great option, especially if there is plenty of comfortable seating, as is a clearing in a garden complete with some benches under a shade tree surrounded by gorgeous blooms.
