When Should I List My Home For Sale?

As we approach the spring market many people have asked the question, when is the best time to put my home on the market? There is a two part answer to this question.

Timing is Important

First, you need to consider the timing of your particular situation and what is best for you!  Do you need to move for a specific reason by a specific time, have you identified your next home, do you need to sell your current property to move?  All of these play an important part in the decision of timing while keeping in mind the additional time and effort that preparing a home for sale requires.

Spring is Not the Only Time to Sell

The second consideration is the current state of the market. Many people believe that the spring market is the best time to sell and generally speaking that is true, but we need to define the spring market. Over the past six years we have seen the market ripen for sellers earlier and earlier. This is attributed to a lower number of available properties and high buyer demand starting as early as February, even as you read this. We tend to see these seller favored conditions through the end of April. The later you wait into the “spring” the more competition you have and the more inventory the buyers have to choose from.
